Sales count MLS® closings with a close date in the window. New listings count contracts dated in the window, including listings that later sold or expired.
Inventory is the number of active residential listings as of the nightly snapshot, not a live feed. Calendar-month inventory is the last snapshot in that month, matching board month-end reporting.
Sales-to-active is sales divided by inventory. Greater Vancouver REALTORS® treat 20% or higher as seller’s-market pressure, 12–20% as balanced, and under 12% as buyer’s-market pressure. Months of inventory is inventory divided by the monthly sales pace.
